Water damage restoration in Brampton, for the house and the apartment underneath it
In a great many Brampton houses the basement is somebody's home, with its own door at the side. When water comes in, it reaches that household first, and the owner upstairs may not hear about it until the tenant knocks.
From $1,500. Price confirmed before we start.

Working here
Two households, one flood
When a basement apartment floods there are two parties with something to lose. The owner has the building: the drywall, the flooring, the cabinets. The tenant has everything else: the bed, the clothes, the sofa, the food. Those are often two separate insurance policies, and each one needs its own record. We photograph and list the damage so the building and the contents can be told apart, and the owner and the tenant can each have the part that concerns them.
The Region's backwater valve rebate, and who it leaves out
In Brampton the backwater valve rebate is run by the Region of Peel, not the City. At the time of writing it pays 60 per cent of the invoiced amount up to $1,500 including tax, for a valve on a single, semi or townhome installed after July 16, 2024, with a building permit from the City of Brampton and an inspection. The Region's page states that multi-unit dwellings or basement apartments sharing a sewer lateral are not eligible, so many two-unit houses will not qualify.
Bramalea townhouse rows share more than a wall
Much of Bramalea is townhouse rows in condominium complexes, and the basements sit side by side behind a party wall. Water that gets into one can show up in the next, and the corporation may be responsible for some of what is wet. Tell us the complex and your unit when you call, and tell the management office too. If the neighbour's basement took water as well, we can look at both on the same visit if both owners agree.
Who calls, and what to do while you wait
Whoever finds the water should call. If you are the tenant, that is you, and the 24 hour line on 647-697-7435 does not care whose name is on the deed. Tell the owner at the same time, because the shut-off valve, the electrical panel and the floor drain are usually in the part of the basement they control, and because the work on the building will need their say-so.
While you wait, keep off the wet floor if there are outlets or cords near the water, and do not use the sinks or the toilet if it is coming up through a drain. Lift what you can carry onto something dry. Then leave the rest where it is. We document the damage for an insurance claim, and the record is only as good as the state of the room when we photograph it. The flooded basement guide has the full sequence.
Why the basement unit takes the worst of it
Most of Brampton's houses are recent subdivisions, Springdale, Castlemore, Fletcher's Meadow, Sandalwood, and a large share of them have a finished lower level used as a second home with its own entrance. That lower level is the first place water goes, whether it comes from a failed sump pump, a water heater, a split laundry hose or a sewer that backs up in a storm. An apartment also has more to soak than a storage basement: a kitchen, a bathroom, carpet or laminate on the slab, and a household's worth of furniture standing on it.
So the job is in two parts. The structure gets extracted, opened where the meter says it is wet, and dried with dehumidifiers and air movers until the readings come down. The contents get sorted with the tenant, into what can be cleaned and dried and what cannot. If the water came up through a floor drain, the sewer backup clean-up guide explains why soft things it touched go to the curb.
What it costs
A single small area is $1,500 to $3,500. A whole room flood is $4,000 to $7,500. A full basement is $5,000 to $25,000. We look before we quote and the price is confirmed before work starts. Our cleaners are insured and background-checked.
If you own the house and want to reduce the chance of a repeat, read the Region of Peel backwater valve rebate page before you book a plumber, and check whether your house qualifies. What moves a job up or down its band is set out in what water damage restoration costs.

Asked in Brampton
I rent the basement apartment and it has flooded. Can I call you, or does it have to be the landlord?
You can call us, and you should tell your landlord straight away as well. We can come and extract standing water, but anything that belongs to the building, such as drywall, flooring or cabinets, is the owner's decision, so we want their agreement before it comes out. Your own furniture and belongings are a separate matter, usually for tenant insurance if you have it.
Can you keep the records for the upstairs owner and the basement tenant separate?
Yes. We photograph the damage before any equipment is switched on and note what belongs to the structure and what is personal contents. That gives each household a record that fits its own claim. We are not adjusters and we do not decide who pays for what, but a clear record makes that conversation shorter.
What does water damage restoration cost in Brampton?
The published bands are the same across the GTA. A single small area is $1,500 to $3,500, a whole room flood is $4,000 to $7,500, and a full basement is $5,000 to $25,000. A finished apartment with a kitchen and bathroom usually sits higher in the full basement band than a storage basement does. The figure is confirmed before work starts.
