How commercial differs
It is the same machine and a completely different job.
Priced by area, not by room
An open floor plate has no rooms to count, so commercial carpet is quoted per square foot. Over a few hundred square feet we walk the floor before giving a number, because the traffic pattern matters more than the total.
Scheduled around you
We work evenings, nights and weekends. Nobody should be stepping over a hose to reach their desk, and a drying carpet in a working office is a complaint waiting to happen.
Traffic lanes are the whole problem
Commercial carpet does not wear evenly. The entrance, the lift lobby and the route to the kitchen grey out first, and those lanes need pre-treatment and slower passes than the floor around them.
Drying is the constraint
You need the floor back by opening. That means air movers and a finish pass planned into the schedule from the start, not added at the end if there is time.
Residential instead?
