Two different jobs with the same end point
A move out clean is about an inspection. Somebody is going to stand in an empty room and look for reasons, and an empty room gives up everything. The mark behind where the sofa sat, the grease on top of the cupboard doors, the compressed shadows in the carpet where the bed legs were. None of it was visible last week. All of it is visible now.
A move in clean is about not living with someone else's residue. You have just paid for this place, and the oven has another family's cooking baked into the door seal. People underestimate how much this one matters until they open a kitchen drawer in a property they have just bought.
The work is much the same either way. What changes is the deadline, and the deadline is usually immovable.
Where these cleans are actually judged
Not in the living room. In three places.
- The kitchen. Inside the oven, behind it, the fridge seals, the extractor filter, the cupboard interiors and the underside of the sink unit.
- The bathroom. Limescale on taps and screens, grout, and the extractor vent nobody has cleaned since it was fitted.
- The floors. A vacuumed carpet and an extracted carpet look different under daylight, and an empty room is all daylight.
Everything else is fast by comparison. We also photograph the finished rooms, so you have a dated record of the condition you left the property in.
Two things to know before you book. A clean does not fix damage, so a chipped worktop, a cracked tile or a hole where a shelf used to be is still there afterwards, and we will point those out instead of hoping you do not notice. And if the carpets need extraction, that adds drying time to the end of the day, which matters when the keys are due at noon.
What it costs
Hourly is $35 to $95 depending on the property, the access and how many of us come. A flat rate runs $200 to $500 for a 2,000 square foot home. A studio or one bedroom in Toronto starts at $245. Whichever you choose, the price is confirmed before we start.
We bring all equipment and solutions, which matters on a move because yours are already on the van. Our cleaners are insured and background-checked, which matters when you are handing a key to someone and leaving for the airport.
How it goes
The order of work.
Confirm the deadline
We book backwards from your key handover or closing time, not forwards from when it suits us. Tell us the hour the keys are due and whether the place will be empty.
Kitchen, to the back of everything
Inside and behind the oven, the fridge seals, the extractor filter, under the sink, inside every cupboard and drawer. This is where inspections are won or lost.
Bathrooms descaled
Limescale off taps and glass, grout treated, extractor vents cleared. A bathroom that is merely wiped still reads as dirty under a landlord's torch.
The whole shell
Skirting, door tops, light switches, radiators, window tracks, inside glass, and the inside of every built-in cupboard. Marks and scuffs off the paintwork where they will come off.
Floors last
Hard floors finished according to the material, and carpets extracted where the furniture has left compression and shadowing.
Do I have to be there?
No, and most people are not. Leave us a key or a lockbox code and we will text you when we are done. Water and power need to be on, because neither the machines nor the rinsing work without them.
Will this get my deposit back?
It gives you the strongest case you can have. What a landlord or a property manager signs off on is the kitchen, the bathroom and the floors, in that order. We clean to that standard and we photograph the finished rooms, which is what you want in hand if the conversation turns into a disagreement.
Hourly or a flat price?
Hourly, at $35 to $95, suits a small flat or a partial job where you want us to concentrate on the kitchen and bathroom. A flat rate of $200 to $500 for a 2,000 sq ft home suits anyone who needs to know the number in advance. A studio or one bedroom in Toronto starts at $245.
Can you come the same day as the movers?
Yes, and it is common. We prefer to arrive after the last box leaves, because we cannot clean a floor that is still being walked on. If the schedule is tight, tell us the real handover time rather than the optimistic one.
