Water damage restoration in Barrie, from a snowbelt winter to the spring melt

Barrie gets two water seasons. Frozen pipes and ice dams in winter, then meltwater and storms against the foundation in spring. The line is answered 24 hours, and the crew drives up from Toronto to dry it out and document it.

Working here

Snow in January, water in April

Lake-effect snow off Georgian Bay gives Barrie a heavy winter, and that winter causes water damage twice. First as frozen supply lines and ice dams that push meltwater under the shingles and into a ceiling. Then in spring, when the snow banked against the house melts faster than the ground can take it and finds the foundation. Both are clean water at the start, and both get worse the longer they sit.

New south end, older basements elsewhere

The subdivisions in the south end, on land Barrie took over from Innisfil, are new builds with a sump pump and a backwater valve. When those basements flood it is usually the equipment: a pump that lost power in a storm, a stuck float, a discharge line frozen solid. Older basements across the rest of the city tend to take water through the foundation wall or back up through the floor drain. Where the water came in tells us how clean it is and what has to come out.

Innisfil: sewer in Alcona, septic in Stroud

Alcona is on InnServices sewers. Much of rural Innisfil, Stroud included, is on private septic, and the Town runs a septic re-inspection program for those systems. A septic backup is contaminated water and is handled the same way as a sewer backup: what is soaked and porous comes out, and the rest is cleaned and dried. The well pump may need a plumber before the water goes back on.

Call first, then leave it for the camera

The line is answered 24 hours on 647-697-7435. Barrie is a drive up the 400 for our crew, so use the time well. Shut off the water if it is a pipe, keep out of any room where water is near an outlet, and lift what you can off the floor. Then leave the rest. We document the damage for an insurance claim, and the insurer wants the room as it was: the tide line, the wet contents, the flooring lifted to show what is under it. Why Barrie basements take water

Downtown sits low, in a valley at the west end of Kempenfelt Bay, and most of the city's creeks run down to the bay. A heavy summer storm can overwhelm that low ground quickly. In winter it is frozen and burst pipes, in spring it is meltwater. In the south end it is a sump that lost power.

Barrie has a registration by-law for second units, so a flooded basement here is often somebody's apartment. Up by the bay, waterfront condos on Lakeshore Drive and Ellen Street have a different problem: water in one suite goes down to the next, and who pays for a condo leak is its own question. If a downspout or sump in your house runs into the sanitary sewer, the City runs a Disconnect to Protect rebate for redirecting it; check the City's page for whether funding is still open.

Innisfil and Georgina

In Innisfil, a January storm on frozen ground once pushed sewage into basements in Belle Ewart and the south end of Alcona, and the mayor pointed out that many of those lakeside homes were seasonal, with nobody there to see it. If you own a cottage on the lake, have someone check the basement after a thaw. For why contaminated water is treated differently, read why a sewer backup is not an ordinary leak.

Asked in Barrie

Do you come up to Barrie at night?

Yes. The line is answered 24 hours, every day, and the crew drives up from Toronto. We tell you on the call roughly when we can be there and what to do in the meantime, and we do not promise a time we cannot keep.

Our basement is a registered second suite and it flooded. Who calls whom?

The tenant tells the landlord straight away, and each of you calls your own insurer, because the building and the tenant's belongings are usually on different policies. We photograph the unit and its contents before drying starts, so both claims have the same record of what was wet.

Do you cover Innisfil and Georgina as well as Barrie?

Yes. Alcona, Lefroy, Cookstown and Stroud in Innisfil, and Keswick and Sutton in Georgina on the other side of the lake. Call the same number and give us the address.
