Scarborough water damage restoration, split-levels, basement flats and rental towers

A leak in a split-level runs downhill through the house. A leak in a basement apartment lands on somebody's bed. A leak in a rental tower is the superintendent's problem and yours at once. Each one starts with the same phone call.

From $1,500. Price confirmed before we start.

Working here

In a split-level the water changes floors by itself

Side-splits and back-splits are all over Scarborough, and they have four short levels instead of two full ones. A leak under the kitchen sink does not stay in the kitchen. It runs to the edge of that level, drops down the half flight and collects in the family room, then finds the lowest level below that. We trace it from where it started to where it stopped, because the wet patch you can see is usually the last place it reached, not the first.

A basement apartment means two sets of belongings

A great many Scarborough bungalows have a separate apartment downstairs. When it floods, the building belongs to the owner and the furniture, clothes and electronics belong to the tenant, and those are usually separate claims with separate insurers. We photograph and list the structure and the contents separately so each person has a record they can use. It also means somebody has lost their bedroom tonight, so the first job is getting their things up off the floor.

Old drain lines and mature trees

Houses of this age often still drain to the street through the original pipe, laid in short sections with a joint every few feet. Tree roots find those joints. The drain slows for years and then, in a heavy rain, stops and sends water back up the basement floor drain. That water is not clean. Carpet, underlay and the bottom of the drywall it touched are removed, not dried, and we say that before we start.

What we do in Scarborough, and how to reach us

AllCleaner handles water damage across Scarborough: extraction, drying, removal of what cannot be saved, and a photographic record of the damage for an insurance claim. The emergency line is answered 24 hours on 647-697-7435. Phone before you start mopping. We want to see the room wet, and so does the insurer.

Three kinds of building, three kinds of flood

The post-war subdivisions through Dorset Park, Scarborough Village and Cliffside are bungalows and split-levels. A split-level is four short floors joined by half flights, so water travels down through the house without anyone seeing it move. The carpet that finally gets wet is the bottom of the route. Finding the top of it is the first part of the job.

Many of those bungalows have a basement apartment. A flood there is an emergency for the person living in it before it is a repair for the owner. Two people have a loss, and they need two records. We keep the building and the contents apart in the photographs and the notes for that reason.

Then there are the rental towers, the slab blocks that went up along the main roads a couple of generations ago. Floors in those are often wood block laid on concrete. Wood block tolerates a short wetting and does not tolerate a long one, so a leak found the same day is a drying job and a leak found after a weekend away is a lifting job. In a tower the superintendent controls the water shut-off and the lift, so call the building office when you call us. Tell us the building name and the floor, and we bring portable equipment sized for a lift.

Further east, through Rouge, Highland Creek and Malvern, the houses are newer and the usual cause is equipment, a water heater or a supply line, more often than an old drain.

Cost

The published tiers are $1,500 to $3,500 for a single small area, $4,000 to $7,500 for a whole room flood and $5,000 to $25,000 for a full basement. A split-level with three damp levels is priced on what is actually wet, which is why we measure before we quote. The figure is confirmed before work starts.

Asked in Scarborough

I rent a basement apartment in Scarborough and it flooded. Who calls you, me or the landlord?

Either of you can call 647-697-7435, and the line is answered 24 hours. The landlord has to agree to work on the building itself, so phone them straight away as well. Your belongings are yours to protect, so lift what you can off the floor. We record the structure and your contents separately, because they are normally claimed separately.

Water came up through the basement floor drain during a storm. Is that different from a burst pipe?

Yes. Water from a supply pipe is clean when it arrives, and materials caught early can often be dried in place. Water that has come back up a drain is not clean, so the carpet, underlay and lower drywall it soaked come out. The drying afterwards is the same, but more of the room is removed first.

The leak was upstairs in our back-split but the family room carpet is wet. How?

Water runs to the low edge of each level and drops to the next one, often inside the wall or along the stair framing where you cannot see it. The family room is simply where it stopped. We check every level between the source and the wet carpet with a moisture meter, because the damp sections in between are the ones that get missed.
