Whole-house broadloom, not a room or two
A bungalow in Newtonbrook or a detached house in Bathurst Manor was often carpeted throughout when it was built, hallway included, and the rooms are larger than their downtown equivalents. That changes how a job is quoted. A per room count suits small to medium rooms, but once a living room and dining room read as one continuous floor, measuring the area is fairer than calling it two rooms. We walk the house and measure before giving you a figure.
Finished basements and rec rooms dry slowly
Below grade, with small windows and very little airflow, a rec room carpet laid over concrete holds moisture far longer than the same carpet on a suspended floor upstairs. Those rooms get extra dry strokes as standard and air movers where they are worth running. We will also tell you plainly if a basement carpet has been wet long enough that cleaning it is not going to bring it back.
Bigger floors, and more of them
North York houses were built with broadloom in mind. A post-war bungalow in Newtonbrook or a detached house in Bathurst Manor often has carpet in every room, the hallway included, and the rooms are larger than their downtown equivalents. A living room and dining room frequently read as one continuous floor with a single traffic lane worn through the middle of it. That lane is where the grit sits, and it is the part that needs the slowest passes. The practical effect is that a North York job covers more square footage than a downtown one, and it is planned and priced around the area rather than around a room count.
Long hallways are their own problem. They are narrow enough that every pass is an edge pass, and they connect rooms, so they get walked on while the rest of the floor is drying. We do hallways last for that reason, working back towards the door. Stairs, including the flight down to the basement, are quoted separately from the rooms they join.
Finished basements are the other North York constant. A rec room below grade has small windows, very little airflow and often a carpet laid over concrete, which holds moisture longer than a floor with air under it. Those rooms get extra dry strokes and air movers as standard, and we will tell you honestly if a basement carpet is past saving rather than cleaning it and charging you to watch it fail.
What it costs on a larger floor plan
The per room rate, $40 to $60, is written for small to medium rooms. Plenty of North York rooms are neither. When a living room runs past that, we measure instead and price by the square foot, $0.25 to $0.50, which is fairer than counting one large space as two rooms. A three to five room house sits between $200 and $1,000 or more. The minimum service fee is $100 to $150.
Flats along the Yonge corridor are priced the same way, though the access is different. Most of those low-rise buildings have no service lift, so the hose comes in through the single front entrance and up a stair. Tell us the floor when you book. Does the long hallway count as a room?
We price a hallway as part of the floor rather than as a full room, because it is narrow. It is slower than its size suggests, though, since nearly every pass in a hallway is an edge pass. We clean hallways last and work back towards the door so nobody has to walk on them while the rooms dry.
Will our basement rec room actually dry?
Yes, but give it longer than upstairs. A ventilated bedroom is usually four to six hours. A finished basement can be most of a day, more in humid weather. We finish with dry passes and can leave air movers running, and we would rather add an hour to the job than hand you back a damp carpet.
Do you clean the stairs down to the basement?
We do, and they are quoted separately from the rooms they connect. A flight has more edge work than open floor and it dries at its own rate, so it is priced on its own rather than rolled into a room count.
