Water damage restoration in Mississauga, when the leak comes from upstairs

In a lot of Mississauga houses the laundry is on the bedroom floor and the main floor is hardwood. A failed washer hose upstairs means a wet ceiling, a wet wall and a wood floor that starts to cup, all before anyone looks at the basement.

From $1,500. Price confirmed before we start.

Working here

Upstairs laundry, downstairs ceiling

Newer houses in Churchill Meadows and Lisgar were commonly built with the laundry room on the second floor, beside the bedrooms. It is convenient until a supply hose splits or a drain backs up while nobody is home. The water goes through the floor, along the top of the ceiling drywall below, and comes out at a pot light or a seam some distance from where it started. A stain the size of a plate usually has a wet area several times that above it.

Hardwood can often be saved, if it is caught

Solid hardwood that has been wet for a few hours will usually dry flat again if the moisture is pulled out slowly and evenly, from above and from the ceiling below. Hardwood that sat under water for a day or two cups, and sometimes it stays cupped. Engineered and laminate floors are less forgiving, because the core swells and does not go back. We tell you which of those you have before promising anything about the floor.

A townhouse leak has neighbours

Much of Erin Mills, Meadowvale and Cooksville is townhouse rows, many of them inside condominium corporations. The wall between two units is shared, and water running down inside it wets both sides. If your leak is against a party wall, tell your neighbour and the property manager when you call us. Drying one side of a wet wall and leaving the other is slower and does not finish the job.

What we do in Mississauga, and how to reach us

AllCleaner extracts water, dries floors, walls and ceilings, and documents the damage for an insurance claim in houses, townhouses and condos across Mississauga. The emergency line is answered 24 hours on 647-697-7435. Turn the water off at the main, call, and leave the wet room as it is until it has been photographed.

Water that comes down, not up

Basement floods get the attention, but a large share of the damage in Mississauga houses starts above the main floor. The planned communities of Erin Mills and Meadowvale are now old enough that original supply lines, shut-off valves and water heaters are wearing out. The newer houses to the west, in Churchill Meadows and Lisgar, often have the washer upstairs. In both cases the water has a full storey to fall through.

That changes the work. A ceiling holds water for a while and then lets it go at the weakest point, so the drip tells you little about where the leak is. We take moisture readings across the ceiling and down the walls to find the real outline. Wet drywall overhead is cut out along that outline, because it sags and does not dry sound. The room is sealed with polythene first.

Under the ceiling there is usually a wood floor. Hardwood caught the same day is often dried in place, slowly, with air moving below it as well as above. We do not promise a floor will come back until readings say it is heading that way, and we will tell you when it is not.

Older houses in Port Credit, Lakeview and Clarkson are a more familiar case: smaller rooms, a basement that has been finished for decades, and a floor drain that deserves respect in a heavy rain.

Around Square One the call comes from a tower. A leak there reaches the unit below the same day, so give us the building name and phone the property manager as well, because the shut-off and the service lift are theirs to arrange.

Cost

A single small area is $1,500 to $3,500, a whole room flood is $4,000 to $7,500, and a full basement is $5,000 to $25,000. A leak from a second floor laundry commonly involves the laundry room, the ceiling below and the floor below that, so we measure all three before quoting. You have the number before work starts.

Asked in Mississauga

Water is dripping through a ceiling light downstairs. What should I do first?

Shut off the water at the main valve, and switch off the breaker for that light if you can reach the panel safely. Put a bucket under the drip and leave the ceiling alone. Then call 647-697-7435, which is answered 24 hours. Do not poke the drywall to drain it, because we need it photographed as it is.

Our hardwood is starting to curl at the edges after a leak. Is the floor ruined?

Not necessarily. Boards cup when the underside is wetter than the top, and many flatten again once the moisture is drawn out slowly over several days. Sanding a cupped floor before it is dry makes it worse. If the boards were under water for a long time they may not recover, and we say so once we have taken readings.

Does a ceiling leak in a Mississauga house cost the same as a basement flood?

It is priced on the same published tiers. A single small area, such as one patch of ceiling and the floor beneath it, is $1,500 to $3,500. A whole room flood is $4,000 to $7,500. A full basement is $5,000 to $25,000. A second floor leak often touches two rooms, one above the other. The figure is confirmed before work starts.
