Water damage restoration in Markham, from Unionville rec rooms to Downtown Markham suites
Nearly every Markham house has a lower level somebody finished, and a good share of the newer ones have a sump pit in the corner of it. When water gets in, it is on carpet and drywall long before it is on anybody's mind.
From $1,500. Price confirmed before we start.

Working here
A basement finished years after the house was built
In Unionville, Milliken and Markham Village the houses came first and the rec room came later, often finished by an owner over a few weekends. Framing goes up against the foundation wall, insulation goes in behind the drywall, and broadloom goes down on the slab. None of that is wrong, but it means a wet floor is also a wet wall cavity that nobody can see into. We check the bottom of the drywall with a meter rather than by eye, because paint that looks dry can sit over a stud bay that is not.
A suite in a Downtown Markham tower
The condo towers around Highway 7 and Warden are a different job from a house. The water usually arrives from above, from a dishwasher line or a toilet supply in the suite overhead, and it shows up as a ceiling stain or a wet strip along a wall. Windows in many suites open only a little, so the dehumidifier does nearly all the work. Tell us the building and the suite when you call, and whether the unit above has been told.
Markham's rebate is for the next storm, not this one
The City of Markham runs a Private Plumbing Protection Rebate Program that helps owners pay for a backwater valve, a weeping tile disconnection with a sump pump, or a lateral repair. The City's page sets conditions, including that the property is in a known flood prone area or can show a flood risk, and that downspouts are already disconnected. It pays toward prevention work, not toward drying a basement that has already flooded.
The first call, and what to leave alone
Call the 24 hour line on 647-697-7435 as soon as you know the water is there, and tell us where it is coming from if you can see it. If it is a supply line or a water heater, close the main shut-off. If it came up through the floor drain, stop running water in the house, because everything you send down the drain has nowhere to go but back up.
Then leave the room as it is. Move what you can carry to dry ground, and hold off on the bucket and the towels. We document the damage for an insurance claim, and the evidence is the room while it is still wet: how far the water reached, the line it left on the drywall, what was sitting in it. The flooded basement guide has the full order of steps.
Where the water comes from in Markham
The older streets and the newer ones flood for different reasons. In a house from the first wave of subdivisions, with a finished rec room and a floor drain in the laundry, the usual culprits are a tired water heater, a split washing machine hose, or the drain itself backing up in a heavy storm. In Cornell, Berczy Village and Cathedraltown the houses are newer and the lower level often has a sump pit, so the failure is more often mechanical: a pump that stops, a float that sticks, a power cut during the same storm that filled the pit.
Clean water from a pipe can usually be dried in place if we reach it early. Water that came up through a drain is treated as contaminated, and anything porous it soaked comes out. If that is what you have, our sewer backup clean-up guide explains why.
How the job is scoped and priced
We extract the standing water first, then lift what is holding moisture: underlay, baseboard, and the bottom of the drywall where the meter says it is wet. Dehumidifiers and air movers go in and stay until the readings come down, and we come back to take those readings rather than guessing from the surface.
A single small area runs $1,500 to $3,500, a whole room flood $4,000 to $7,500, and a full basement $5,000 to $25,000. The cost breakdown explains the spread inside that last band. We look first, and the price is confirmed before work starts. Our cleaners are insured and background-checked.
Once the basement is dry, the next question is how to stop a repeat. The City's Private Plumbing Protection Rebate Program page lists what it covers and the current deadlines, which at the time of writing are a building permit by April 30, 2027 and a rebate application by July 31, 2027.

Asked in Markham
The basement carpet in our Unionville house is wet, but the walls look fine. Are they?
Not necessarily. Drywall draws water up from the bottom edge, and the insulation behind it holds it there, so a wall can be wet inside while the paint looks normal. We take moisture readings along the base of every wall the water reached, and only open the drywall where the readings say it is needed.
Does the City of Markham pay for a flood clean-up?
Not through its rebate program. The City of Markham's Private Plumbing Protection Rebate Program helps with backwater valves, sump pumps and lateral repairs, which is prevention. The clean-up is usually a matter for your home insurance. Check the City's page for current amounts, conditions and deadlines before you book a plumber.
What does water damage restoration cost in a Markham house?
A single small area, such as a laundry corner or a basement bathroom, is $1,500 to $3,500. A whole room flood is $4,000 to $7,500. A full basement is $5,000 to $25,000. Which band you are in depends on how far the water travelled and what it soaked, and you have the figure before any work starts.
