Service lifts and elevator bookings
Most Toronto buildings will not let a cleaning crew into a passenger lift during the day. The job starts with the property manager, a booked slot in the service elevator and a padded car, and plenty of buildings want proof of insurance in writing first. Our cleaners are insured and background-checked, so that part is straightforward. Give us the building name when you book and we will arrange the slot rather than leaving you to chase it.
No driveway, so the hose comes in from the street
In the core the van parks on the street or in a pay-and-display bay, and the line runs in through a lobby or a corridor. That is normal and we plan for it. In towers we use portable extraction machines rather than a truck mount, because there is no useful pressure left at the end of a twenty storey hose, and we draw water from your tap. If your unit is a long way from any door or lift, say so when you book so we bring the right hose length.
Carpeted stairs over original wood
Victorians and semis in Cabbagetown, Riverdale and Parkdale often have a runner or full broadloom laid straight over the original treads, with narrow turns where a wand will not sit flat. We keep water off any exposed wood at the top and bottom of a flight. If the carpet is tacked down in a way that will not survive being lifted or cleaned wet, we tell you before we start, not after.
The two kinds of Toronto carpet job
Downtown and along the waterfront, most of the work is towers, and that changes the logistics more than the cleaning. The job starts with the building rather than with you: a lift slot, a padded elevator, blankets across the lobby floor, and a time window when a hose is allowed to run through a corridor. We use portable extraction machines up there, because suction does not survive a long vertical hose. Water comes from your tap and the waste leaves in the tank.
The older stock is a different animal. A semi in Riverdale or a converted house in Parkdale has carpeted stairs laid over the original treads, and narrow turns where a wand will not sit flat. A flight is quoted on its own, because edge work and vertical passes do not price like open floor. We keep water off exposed wood at the top and bottom, and if a runner is tacked down in a way that will not survive being lifted, you hear that before we start.
Basement flats are the third case. Below grade, with one small window and little airflow, a carpet that would dry in five hours upstairs can take most of a day. Those rooms get extra dry passes and air movers. If the room smells musty before we arrive, the moisture is usually in the slab or the underlay rather than the pile, and cleaning the surface will not cure it. We would rather tell you that than take the money twice.
What it costs in Toronto
Small to medium rooms are $40 to $60 each. The minimum service fee of $100 to $150 matters more in Toronto than anywhere else we work, because one bedroom in a Yorkville tower still needs a lift booking, a lobby setup and a hose run before a machine is switched on. A move out clean of a studio or one bedroom in Toronto starts at $245, if the carpet is part of a handover. A three to five room house lands between $200 and $1,000 or more, depending on size, fibre and condition.
Commercial floors, an office off Bloor or a unit in Liberty Village, are priced by the square foot at $0.20 to $0.40, and we work those after hours. Can you clean a carpet in a condo tower?
Yes, and it is a large part of what we do in Toronto. We bring portable extraction equipment up in the service lift, fill from your tap and take the waste water out in the tank. The only thing we need from you is the building contact, so the lift slot and any insurance paperwork are sorted before the day.
There is nowhere to park on our street. Is that a problem?
Rarely. We use street bays and permit zones, and in a lot of buildings there is a loading bay or a rear lane that works better. The one thing worth flagging in advance is a very long run from the nearest door to your unit, because that is a hose length question rather than a parking one.
Our stairs are carpeted over the original wood. Can you still clean them?
Usually yes. Stairs are slow, fiddly work and they are quoted separately from the rooms. We use controlled moisture on a flight like that and dry passes over the same treads, and we look at the tack strip and the edges first so nothing lifts. If the carpet is in a state where cleaning it would damage the wood underneath, we will say so.
Does a basement apartment carpet dry properly?
It takes longer. Below grade, with one small window and little airflow, expect most of a working day rather than four to six hours. We finish with extra dry strokes and can leave air movers running. If the room smells musty before we arrive, the damp is usually in the slab or the underlay and cleaning the pile will not fix it.
