Move-out cleans run to somebody else's date
A great deal of the Etobicoke work is rental turnover, and turnover has a deadline attached that is not negotiable. The tenant is out on the last of the month and the next one is in on the first, which leaves a window rather than a day. Tell us the handover date when you book and we will work to it, evenings included. Carpet that has to be dry for a walkthrough gets extra dry passes and air movers rather than an optimistic guess.
Walk-ups with no service lift
The low-rise blocks along the lakeshore and around Kipling mostly date from the 1950s to the 1970s, and plenty of them have one entrance, a stairwell and nothing else. There is no service lift to book, but there is still a hose to carry up, so the floor you are on genuinely changes the setup. The Humber Bay towers are the opposite problem, with a lift slot, a padded car and a property manager to clear it with first.
Turnover work, and a date that will not move
Etobicoke keeps us in rental stock more than anywhere else we work. The low-rise and mid-rise blocks along the lakeshore and up Kipling were built between the 1950s and the 1970s and they still turn over the way they always have, which means carpet cleaned between one tenant leaving and the next arriving. That window is short and it is fixed. A landlord with a walkthrough booked for Tuesday morning does not need an estimate, they need the floor dry by Monday night.
Empty units are the quickest carpet there is. Nothing has to be lifted, no furniture has to go back, and every pass across the floor is a full one instead of a half-length pass around a bed. What slows a turnover job down is the drying, not the cleaning, and that is where honest planning matters. Four to six hours is normal for a ventilated room. A ground floor unit at the back of a 1960s block with one window that opens is not a ventilated room, so it gets extra dry strokes and air movers.
Walk-ups, towers, and the bungalows in between
The access changes completely from one end of Etobicoke to the other. A three storey walk-up has a single front entrance and a stairwell, no service lift and nobody to book it with, and the hose gets carried up. At Humber Bay it is the other way round: a lift slot, a padded car, blankets across the lobby, and a property manager who wants proof of insurance before the van doors open. Our cleaners are insured and background-checked, so that request is easy to answer. Give us the building name when you book.
In between are the post-war bungalows through Alderwood and Markland Wood, where the van goes on the drive and the setup is short. Those are the straightforward ones. Rooms are $40 to $60 at small to medium size, a three to five room house runs $200 to $1,000 or more, and the minimum service fee is $100 to $150. Can you clean the carpet the day the tenant moves out?
Usually yes, and that is how most of these get booked. An empty unit is the fastest carpet there is, because nothing has to be moved and every pass is a full one. Give us the date when you book. If the walkthrough is the following morning, say so, because that changes how much drying we build into the visit.
What does a one bedroom rental cost?
Rooms are $40 to $60 each at small to medium size, and the minimum service fee is $100 to $150, so a single bedroom on its own gets priced at the minimum rather than at $40. If the carpet is part of a full move-out for a studio or one bedroom, that starts at $245 and covers a great deal more than the floor.
Do you do the common areas as well as the units?
Yes. Corridors, stairwells and lobby carpet in a low-rise block are priced by the square foot at the commercial rate of $0.20 to $0.40, and we schedule them outside the hours when everybody is coming and going. Send a floor plan or a rough measurement and we will confirm the figure before starting.
