The north end is houses, the centre is towers
Churchill Meadows, Meadowvale and Lisgar are large detached houses with a drive we can park on and a garage side door to run the line through, so the setup is quick and the hose run is short. Around Square One it is towers, and the job starts with the property manager, a booked service lift and a padded car. Those two versions of the same clean take very different amounts of time before a machine is switched on, so it is worth saying which one you are when you book.
Townhouse rows and the parking problem
A lot of Mississauga is townhouse stock inside condominium corporations, where visitor parking is a numbered bay some distance from your door and the van cannot simply sit outside. That is a hose length question rather than a parking one. If your unit is at the back of a row, or up an internal stair, say so when you book and we will bring the line to match instead of discovering it on the day.
One city, three completely different jobs
Mississauga is spread out enough that the same carpet clean is three different days depending on the postal code. In the north, through Churchill Meadows and Meadowvale, the houses are large and modern, the van goes on the drive, and the line comes in through the garage side door and straight to the stairs. Setup is minutes. Around the city centre it is condo towers, where the job begins with the property manager, a booked service lift and a padded car, and portable machines rather than a truck mount, because suction does not survive twenty floors of hose.
Between those two is a great deal of townhouse stock inside condominium corporations, which has its own quirk: visitor parking is a numbered bay somewhere in the complex rather than a space outside your door. That is a hose length question, not a parking one. Older Port Credit and Lakeview houses are a fourth case again, with narrower rooms and stairs that turn. None of this changes the cleaning. It changes how much of the day happens before the cleaning starts, which is why we ask what we are walking into.
What actually comes out of the carpet
Hot water extraction is a pre-spray, a dwell time, then hot water pushed into the pile and pulled straight back out with the soil in it. The tank tells you what was in there, and in a family house it is grey and gritty. Grit is the part that matters, because it sits at the base of the pile and cuts the fibre every time somebody walks across it. Getting it out is what extends the life of the carpet, not the way the room smells afterwards.
Rooms are $40 to $60 each at small to medium size. Larger open floors are measured at $0.25 to $0.50 a square foot, a three to five room house is $200 to $1,000 or more, and the minimum service fee is $100 to $150. Commercial floors are $0.20 to $0.40 a square foot and we run those outside working hours. Drying is four to six hours in a ventilated room. We are in a tower at Square One. Can you still bring the equipment up?
Yes. We use portable extraction machines in towers rather than a truck mount, fill from your tap and take the waste out in the tank. What we need from you is the building contact, because the service lift has to be booked and most corporations want proof of insurance in writing first. Our cleaners are insured and background-checked, so that paperwork is not a delay.
The house is 3,000 square feet with carpet upstairs only. How is that priced?
Probably per room, because bedrooms usually fall inside the small to medium band at $40 to $60 each. Where a bonus room or a loft runs large we measure instead, at $0.25 to $0.50 a square foot. A three to five room job sits between $200 and $1,000 or more, and stairs are quoted separately from the rooms they join.
Only the area rugs need doing. Is that worth a visit?
It is, but the minimum service fee of $100 to $150 applies, so two small rugs cost the same as a slightly bigger job. Most people add a stair flight or a bedroom once they know that. We clean rugs in place, and we look at the backing and any fringe before wetting anything.
How long before we can put the furniture back?
Four to six hours in a ventilated room, and we put protectors under the feet before anything goes back down on damp pile. A basement or a room with no window that opens takes longer. If the house has to be usable by a set time, tell us when you book and we will do the rooms in the order that works.
