A household of six wears carpet differently
Multi-generational houses are common across Agincourt, Malvern and Bendale, and a floor used by five or six people from early morning until late is not the same floor as one used by two. The wear shows as a defined lane through the hallway and the living room, where the pile has been walked flat and grit has worked its way down to the backing. That is not dirt sitting on top and it does not come out with a quick pass. It comes out with slow overlapping strokes and a proper dwell time on the pre-spray.
Interval matters more than product
The most useful thing a busy household can change is how often the carpet is cleaned, not what goes on it. Grit is abrasive. Left in the pile it cuts the fibre every time somebody walks over it, and a carpet cleaned once every three years in a house of six is being worn out between visits rather than maintained. We will tell you what interval the wear pattern suggests, and it is often shorter than people want to hear.
Bluffs houses and their basements
Towards the Bluffs, through Birch Cliff and Cliffside, there are older houses with basements that sit low and hold damp. A carpet down there dries slowly, because there is little airflow and the slab keeps giving moisture back. We plan for most of a working day rather than an afternoon, finish with dry passes and leave air movers where they help. If the room smells musty before we arrive, the problem is usually under the carpet and cleaning the pile will not fix it.
Broadloom, and a lot of feet on it
The Scarborough housing stock is mostly post-war subdivision: detached and semi-detached houses built with wall to wall broadloom and still carpeted through the hallway, the stairs and every bedroom. What makes the cleaning different here is not the carpet, it is the load on it. Multi-generational households are common, and a floor walked by five or six people from six in the morning until late at night takes years of wear in the time a two-person house takes months.
You can see it before you touch anything. There is a lane through the hallway and across the living room where the pile has been pushed flat and the colour has gone grey, and it stops at the edges of the room where nobody walks. Under that lane is grit, worked down through the pile to the backing, and grit is the thing that actually destroys a carpet. Every step grinds it against the fibre.
What a slow pass does that a fast one does not
That lane is where the time goes. Pre-spray, then long enough for it to work, then overlapping strokes with the wand drawn slowly, then dry passes over the same ground with no solution going down. Fast passes look identical while they are happening and leave the bottom half of the pile untouched. On stairs and hallway edges we use the hand tool, because a wand will not sit flat where the carpet turns up a riser or meets a baseboard.
We will also tell you the difference between soil and wear, which is the honest part of this job. Soil comes out. Fibre that has been cut and flattened over ten years stays flatter than the carpet beside it, and no machine changes that. You find out which one you had when the carpet is clean, so we say it beforehand.
Cost, and how often to do it
Small to medium rooms are $40 to $60 each, a three to five room house runs $200 to $1,000 or more, and larger continuous floors are better measured at $0.25 to $0.50 a square foot. The minimum service fee is $100 to $150. Stairs are quoted on their own. The solutions are eco-friendly and safe around children and pets once the carpet is dry, which in a full house usually matters more than the price. The soil will come out. The wear may not. Those two things look identical until the carpet is clean, and then you can see which one you had. Where grit has cut the fibre and flattened the pile over years, extraction lifts the colour back but the texture stays flatter than the carpet either side of it. We say that before we start rather than after you have paid.
How often should we be cleaning it?
It depends on the traffic more than the calendar. A quiet two-person house can go a long time between visits. A house of five or six with a hallway running from the front door to the kitchen is a different case, and the pattern in the pile usually tells us before you do.
