Every job is different. The final figure depends on the size of the property, the service and the condition it is in, and you get that figure before anyone starts.

Why two houses the same size cost different money
Four things move the number.
- Condition, not area
- A lightly used broadloom and the same carpet after three years of a dog and a toddler are not the same job. The second one takes longer and needs more pre-treatment.
- Fibre
- Wool and natural fibres need a lower temperature, a different pH and slower passes. Synthetic broadloom takes heat and moves faster.
- Access
- A hose run from a van on the driveway is quick. A hose run from a street parking spot through a lobby, a service lift and a corridor is not.
- Stairs and edges
- A flight of carpeted stairs has more edge work per square foot than any room in the house, so it is priced separately rather than folded into a room count.
The minimum, explained
Why one room costs more than a third of three rooms.
There is a minimum service fee of $100 to $150 on carpet work. The van, the water, the setup and the drive cost the same whether we clean one room or five, so a single small room priced at $40 would not cover turning up. If you only have one room, it is worth asking what else we could do while we are there. A mattress or a set of stairs on the same visit costs far less than a second call-out.
