Working here
The Marsh is drained land, and drainage is shared
The Holland Marsh is a low area of reclaimed farmland, and the Holland River runs through it to Lake Simcoe. Its drainage system is maintained jointly by Bradford West Gwillimbury and King Township, under a joint board set up in 2007. In 1954 Hurricane Hazel backed water up into the Marsh and flooded it, and the people rescued were brought into Bradford. Low ground beside a river is why we ask, on every Bradford call, whether the water came from inside the house or from below it.
Finished basements in the newer phases
Where a newer Bradford house has a finished basement, sometimes with a walkout and usually with a sump pump in the floor, the lower level gives water drywall, baseboard, flooring and furniture to soak into. When a pump stops, or a supply line under a basement sink lets go, the wet area can spread a long way before anyone goes downstairs. The sooner the water is out, the more of the room can be dried rather than removed.
Tell us about a well or a septic system
If your house is on a private well or a septic system, which is worth checking on a rural lot toward Newton Robinson or Dunkerron, tell us when you call. A septic backup is sewage and is handled as contaminated, and a well pump that lost power in the same storm as the sump changes what you can safely use in the house while we work.
Where the water comes from in Bradford
There are three usual ways in. The first is a sump that stopped, often in a storm, often because the power went with it. The second is plumbing inside the house: a supply line, a water heater, or a pipe that froze over a cold snap and split, which the frozen pipe guide covers. The third is water from outside, through a window well or a crack, after heavy rain or a fast melt.
Clean water from a supply line can often be dried in place if it is caught early. Groundwater and runoff carry soil. Anything from a floor drain or a septic system is sewage. That is why the first question on the phone is not how much water there is, but where it came from.
Walkout basements add one more route. The door sits at ground level, and in a fast spring melt the threshold is where surface water finds its way in if the grading slopes the wrong way. We dry what got wet, and we tell you what we saw at the door so whoever fixes the grading knows where to look. We take these calls across the municipality, from the streets around the GO station to Green Valley, Bond Head and Coulson's Hill.
What we do, in order
Standing water out first. Then the wet underlay, baseboard and the bottom of the drywall where the meter reads wet. Dehumidifiers and air movers go in and stay until the readings come down. On a finished basement with a walkout, we close the room off so the equipment works on the space that is wet rather than the whole house.
Before any of that, we photograph and record the damage for your insurance claim. The flooded basement guide sets out the first hour step by step, and the post on home insurance and water damage explains what policies in Ontario usually separate.
Price and the rest of the house
The price is set by how far the water reached and what it soaked, and it is confirmed before work starts. Our cleaners are insured and background-checked. Once the basement is dry, the carpet upstairs that got tracked through is a separate visit, covered on the carpet cleaning in Bradford page. The full method is on our water damage restoration page.

Asked in Bradford
We live near the Holland River. Is water coming up through the slab clean?
It is groundwater, so it is not sewage, but it has come through soil and it is not clean either. Carpet and underlay that sat in it for more than a short time usually come out, and the slab and the bottom of the walls are dried and checked with a meter. If water also came up the floor drain, we treat the whole area as contaminated.
Do you answer at night for a flood in Bond Head or out on the concessions?
The line is answered 24 hours, on 647-697-7435. On the call we ask what happened, where the water came from and how far it has spread, and we tell you when a crew can be there. While you wait, shut off the water if you can and keep away from wet floors near outlets.
What should we photograph for the insurance claim?
Everything, before it is moved: the standing water, the line it reached on the walls, wet furniture and boxes, and the source if you can see it. We document the damage for your claim as well, and we do it before drying starts, because a dry room cannot show what it looked like wet.
