What hot water extraction actually does

A rented machine wets the top of the pile and pulls some of it back. A truck or a professional portable does something different: it puts heated solution into the carpet under pressure and removes it again with enough suction to bring the soil with it. The difference shows up in the recovery tank, and it shows up three weeks later when the traffic lanes have not greyed over again.

Most carpets in Toronto homes are not dirty so much as loaded. Grit from the street works down to the backing, where vacuuming does not reach it, and acts like sandpaper every time somebody walks across the room. Getting it out is why a cleaned carpet lasts longer, not just why it looks better.

Houses, flats and stairs

The work is usually rooms and stairs, scheduled in the day while the place is empty. We work across Toronto, North York and Vaughan, and each of those has its own page, because a downtown condo with no driveway and a Vaughan house with a garage side door are not the same job to set up.

Stairs are priced separately and are slower than they look. A flight has more edge work, more vertical passes and more drying time per square foot than any room in the house.

Offices, retail units and condo common areas work differently: they are priced per square foot and scheduled after you close. That is all on commercial carpet cleaning.

How it is priced, and the honest limits

Small to medium rooms are priced per room, with a minimum service fee because the van, the water and the setup cost the same whether we clean one room or three. Three things we will tell you rather than quietly charge for:

• Paint, bleach and dye damage are not soil. No cleaning method removes them.
• A carpet with delaminated backing can come apart under extraction. We will say so first.
• Pet urine that has reached the underlay is a sub-surface job, not a surface one, and it is priced differently.
