What does a move-out clean cost in Toronto?
Hourly or flat, and which one suits the place you are leaving. The published figures, and the three rooms that decide how long the job takes.
A move-out clean in Toronto costs from $245 for a studio or one bedroom on AllCleaner's published rates. Larger homes are priced either hourly, at $35 to $95 an hour, or as a flat $200 to $500 for a 2,000 square foot home. The condition of the kitchen and bathrooms decides where in the range a job lands.
The published figures
| How it is priced | Published rate |
|---|---|
| Studio or one bedroom, Toronto | From $245 |
| Hourly | $35 to $95 |
| Flat price, 2,000 sq ft home | $200 to $500 |
These are from the pricing page. The same rates apply to a move-in clean, which is the same work done from the other side of the door. Equipment and solutions are supplied, so there is nothing to buy or leave out.
Hourly or flat: which one suits your place
Neither is cheaper as a rule. They move the risk to different people.
| Hourly | Flat | |
|---|---|---|
| Suits | Small or well kept units, a top-up after you have done most of it | Larger homes, places that have not been deep cleaned in years |
| You know the total | Roughly, as an estimate | Exactly, before the day |
| If the oven is worse than it looked | The bill grows | The bill does not |
| If the place is cleaner than expected | You pay less | You pay the same |
If you have already wiped out the cupboards and the unit has been looked after, hourly is usually the better deal, because a short job stays short. If you are handing back a house after six years with children and a dog, take the flat price. It will have been set with the condition in mind, and the figure cannot drift.
Either way, describe the place honestly when you ask. A flat price built on "it is pretty clean" does not survive the first look inside the oven, and you would rather have that conversation on the phone than at the door.
What actually takes the time
Floor area matters less than people expect. Three rooms decide a move-out clean.
The kitchen. The oven is the single slowest item in most units. Baked-on carbon on the walls, the racks and the door glass comes off, but it comes off in stages. Then the fridge, which has to be emptied, defrosted if it is that kind, and washed out shelf by shelf. Then the range hood filter, the cupboard interiors and the grease film on top of the upper cabinets that nobody has looked at since moving in.
The bathroom. Limescale on glass and taps, soap film on tile, and mould in the silicone around the tub. Scale and film come off with the right product and time. Mould that has grown into silicone often does not, and that is worth knowing in advance. The fix for stained sealant is new sealant.
Whatever was behind the furniture. Baseboards, the strip of floor under the bed, the wall behind the sofa, the tracks of the balcony door. These have had years to collect dust and nobody has seen them. They are a large share of the time in a unit that otherwise looks tidy.
Bedrooms and living rooms, emptied, are quick by comparison.
What is beside the price, not in it
A move-out clean is a top to bottom clean of the surfaces in the unit. Three things are usually quoted as their own line.
Carpets are one. Vacuuming is part of the clean. Hot water extraction is carpet cleaning, which has its own rate, and it is cheapest done on the same visit, after everything else, so nobody walks on it.
Walls are another. Marks and scuffs are spot cleaned. Washing every wall in the unit, or dealing with nicotine film, is a bigger job and should be mentioned when you ask for the figure.
Removal is the third. A clean assumes the place is empty. Bags of leftovers, furniture nobody wanted and a storage locker full of boxes are a disposal job before they are a cleaning job.
For a room by room list of the work itself, see what a move-out clean actually covers. Tenants wondering how clean the law expects a unit to be left will find that in do you have to clean when you move out in Ontario.

Short answers.
- How much does a move-out clean cost for a one bedroom in Toronto?
- AllCleaner's published rate for a studio or one bedroom in Toronto is from $245. The final figure depends on the condition of the unit, mostly the oven, the fridge and the bathroom, and it is confirmed before work starts.
- Is it cheaper to pay hourly or a flat rate for a move-out clean?
- Hourly, at $35 to $95, suits a small or well kept unit where the work is predictable and short. A flat price, $200 to $500 for a 2,000 square foot home, suits a larger or dirtier place because the figure does not grow if the oven takes longer than expected.
- Should the move-out clean happen before or after the movers?
- After. An empty unit is faster to clean, nothing has to be worked around, and the floors and baseboards behind the furniture are the parts that most need attention. Book the clean for the gap between the truck leaving and the keys going back.
